From sign-up to first rent payment

How it works

Add a property, invite a tenant, and rent lands in your bank. Four steps, and the first three take an afternoon.

  1. Add a property

Address, units, and the rent you're asking. A single-family home is one unit; a duplex is two. That's the whole setup — no import, no spreadsheet, and nothing to configure before the next step.

  2. Invite your tenant

Send an invitation by email. Your tenant accepts it with a link — no password to invent — and is attached to their lease, not just to your account. A co-tenant or cosigner gets their own invitation and lands on the same lease.

  3. Say how you get paid

Connect a bank account for transfers, and add any offline method you already accept — Venmo, Zelle, PayPal, a check. Tenants see every option you've turned on, and there is always one that costs them nothing.

  4. Rent lands in your bank

When your tenant pays by bank transfer, the charge is made in your name and settles to your connected account — Dwellings never holds it on the way. Standard ACH takes a few business days, and the app shows what's cleared and what's still in transit, so a near-empty balance on the 1st isn't a mystery.

After the first payment

The setup is the easy part. This is what the app keeps doing for you.

Every payment in one ledger

Bank transfers record themselves. A Zelle or a check, you log in a tap. Either way the rent roll shows who has paid, who hasn't, and what's late — for every unit, in one place.

Maintenance with a paper trail

Tenants report problems with photos. You assign the job to whoever is fixing it and attach what it cost, so the request, the conversation and the repair bill sit together.

Records that hold up

Condition reports your tenant signs, a deposit ledger nobody can quietly edit, and a document trail you can produce later. Free on every plan.

Want the reminders, overdue alerts and receipts sent for you? That’s the paid plan — see pricing. Collecting rent is free either way.
